Delivery & Shipping Policy — Hoosier Sheds
At Hoosier Sheds, we take pride in delivering your portable storage building safely and efficiently. Whether you buy an on-lot stock building or place a custom order at our Kokomo, Winamac, or Lafayette lots, please review our standardized delivery guidelines, site responsibilities, and transit policies below.
1. Free Delivery Radius & Mileage Fees

40-Mile Free Zone: We offer Free Prompt Delivery and basic leveling setup for all new portable buildings delivered within a 40-mile radius of the Hoosier Sheds dealer lot where the purchase was made.

Extended Deliveries: For deliveries extending beyond the standard 40-mile radius, a clear per-mile transportation surcharge will be calculated at the time of your order and applied directly to your sales invoice.
2. Seasonal Delivery Lead Times
Delivery timelines fluctuate based on inventory selection and seasonal demand:

In-Stock Lot Inventory: Pre-built, on-lot stock sheds are typically delivered and set up within 1 to 2 weeks.

Custom Factory Builds: Special custom orders generally take 3 to 4 weeks to manufacture and deliver. During our peak summer rush, high business volumes can extend custom build lead times to 6 to 8 weeks.
3. Site Requirements & The 8-Inch Leveling Rule
To ensure a successful setup, your ground site must meet specific readiness conditions before our delivery driver arrives:

The 8-Inch Rule: Our drivers will block and level your building for free, provided the designated setup ground is within 8 inches of being perfectly level.

Concrete Blocks: Hoosier Sheds does not perform ground excavation, dirt work, or leveling. The customer is entirely responsible for providing the solid concrete blocks needed for setup. Please place your concrete blocks next to the marked setup site—do not place them directly on the footprint, as the driver will position them under the shed runners during lifting.

Site Slope Exception: If your site slopes more than 8 inches, you must provide heavy-duty concrete blocks on-site so the driver can safely support and stabilize the building’s weight.
4. Property Obstacles & Clearance Constraints
Sheds are hauled as fully assembled structures on specialized delivery rigs. The transport path must be clear of obstructions:

Vertical Clearance: A minimum vertical clearance of 13 feet 6 inches (measured from the ground to the top of the building while resting on the trailer) is strictly required. Homeowners must prune overhanging tree branches and account for low-hanging utility wires before dispatch.

Horizontal Width: The delivery path must provide at least 2 feet of clearance wider than the structural footprint. Because DOT hauling rules require us to measure buildings from the widest points of the roof overhangs (eave-to-eave) rather than wall-to-wall footprint dimensions, a 12-foot wide building actually requires a minimum 14-foot wide clear path (including gates, fences, and house eaves).

Obstruction Removal: Drivers cannot take down residential fences or cut tree limbs. All fences, vehicles, or outdoor equipment blocking the path must be cleared by the customer prior to arrival.

5. Delivery Fails & Property Damage Disclaimers

Failed Delivery Trip Fee: Free delivery includes exactly one (1) delivery attempt. If a driver arrives on-site and cannot safely position or level the building due to uncompleted site preparation (e.g., site is heavily out of level without concrete blocks, or path obstructions remain), a $150 failed trip fee will be charged to cover dispatch routing, fuel, and labor before a second attempt is scheduled.

Ground Condition Disclaimer: Transporting multi-ton storage structures requires heavy-duty delivery rigs to drive across lawns and residential turf. While our drivers use maximum care, Hoosier Sheds is explicitly not responsible or liable for yard ruts, tire marks, or driveway cracking resulting from crossing soft ground during standard delivery operations.
